​Enjoy time together, with plenty of space to yourselves

​Boutique 73 Exclusive is the ideal choice for families and groups of friends who want to holiday together. The estate comprises three comfortable suites (Boutique 73 Sunrise, Boutique 73 Sunset and Boutique 73 Garden), offering a total of four bedrooms, each suitable for two people. Suite Garden features two bedrooms that share one large, comfortable en-suite bathroom. The other bedrooms each have their own en-suite bathroom. In addition, the living room of the Sunset Suite features a full-size, comfortable sofa bed measuring 1.60 metres wide and 2 metres long with an excellent mattress (for a further two adults), with an additional bathroom and toilet located right next to it.

​Each flat also has its own private balcony, roof terrace or private terrace, and Suite Garden also boasts a spacious private garden. The great advantage of this is that everyone has their own privacy: you can enjoy each other’s company to the full in the communal areas, but you can also retreat with your own family or partner to your own flat when you’re in need of some peace and quiet. For our youngest guests, we also have two cots available.

​The spacious and cosy Garden Suite forms the central hub of your stay. Here you’ll find a spacious kitchen and an inviting dining area where you can start the day together with a hearty breakfast or round off the evening with a long night of culinary delights at the large table. As each of the three suites features its own fully equipped kitchen, every group also has complete freedom to retreat for a while whenever they wish. Whether it’s a cosy dinner after a day in the great outdoors or a relaxed lunch: here you’ll find the ideal setting for unforgettable moments.

​A “Ski Safari” in the heart of Carinthia

​Boutique 73 Exclusive is the ideal base for winter sports enthusiasts. We’re situated in the centre of a region that offers you a new skiing experience every day.

​Gerlitzen: Just a 15-minute drive (or a 200-metre walk to the ski bus) and you’re on the slopes.

​Freedom of choice: Discover beautiful areas such as Simonhöhe, Heidi Alm/Falkert and Nassfeld. You can put together your own ‘ski safari’ every day.

These areas are entirely family-focused and offer well-organised, atmospheric slopes free from mass tourism.

​Don’t fancy lugging your gear around? No problem. At Gerlitzen, you’ll find excellent hire shops where you can get your hands on the latest ski equipment straight away.

​Winter magic

​Around Christmas and New Year, our surroundings are transformed into a fairy tale. Visit the charming Christmas markets in the surrounding villages, where time seems to stand still and the scent of mulled wine and local delicacies greets you. Pure winter cosiness.

​Easy to reach: by car or train

​You can reach us easily from the A10 motorway near Villach; after a relaxed 20-minute drive along excellent roads, you’ll be right at our doorstep. We offer free parking for four cars on our premises.

​Would you prefer to travel by night train from the Netherlands? You’ll travel directly to Villach Hauptbahnhof. From there, a short taxi ride or a bus journey will take you straight to Boutique 73. This way, your holiday begins the moment you board the train.

​Carefree from start to finish

​We understand that travelling with a group or young children requires some preparation. In addition to the two cots, we can also stock the fridge for you in advance if you let us know what to buy; that way, you can sit down straight away for a bite to eat and a drink at the large table upon arrival.

​We live on the middle floor of the building ourselves and act as your discreet ‘on-site concierge’ during your stay. Do you need tips on the best slopes, the cosiest local market or practical help? We’re on hand to make your holiday unforgettable, whilst fully respecting your privacy and peace and quiet at all times.
